Deliquent Tax Lien Sale
(4th Monday in August 10:00 a.m. Hannibal, 1:30 p.m. Palmyra)
ALL BIDDERS ARE ADVISED TO READ THE REVISED STATUTES OF MISSOURI CHAPTER 140 AS IT PERTAINS TO THE TAX LIEN SALE. The lien does not give the purchaser possession of the property. Other liens are not extinguished at the time of the sale or during the redemption.The tax sale certificate expires 18 months from the date of the sale.
Deliquent taxes may be paid up to the time of the sale.
You must be a resident of Missouri or have a registered agent who is a resident of Missouri to bid in the tax lien sale.
- You must register at the Collector’s office before the sale to bid in the tax lien sale.
- To register to bid you will need to sign an affidavit, provide a current driver’s license, and be current on your Missouri county property taxes.
- You may register 1 week prior to the sale.
- Buyers must be present to bid.
- Cash or Check are the only methods of payment that will be accepted. Payment is due immediately after winning the bid.
The minimum bid will be the taxes (city and county) owed against the property. The total purchase price must be paid immediately after winning the bid. Failure to pay will result in a 25% penalty to the purchaser. The purchaser will also be responsible for the current year’s tax bill. If the taxes are allowed to go delinquent the lien is forfeited.
The original owner or other person with interest may redeem the property any time before the Collector’s Deed is issued.
The purchaser may assign ownership of the Tax Lien Certificate by completing the assignment portion of the Certificate. The assignee must be a resident of the State of Missouri. Such agreement must be notarized and presented to the Collector’s office to be recorded.
FAILURE TO OBTAIN A COLLECTOR’S DEED WITHIN 18 MONTHS FROM THE DATE OF THE TAX LIEN SALE WILL RESULT IN THE LOSS OF THE PURCHASER’S LIEN ON THE PROPERTY. THE PROPERTY WILL THEN REVERT BACK TO THE ORIGINAL TITLE HOLDER.
